MAGIC XP
Water Repellent and Protector
MAGIC XP is a premium, solvent-based impregnating sealer specifically engineered to protect extra porous surfaces. Once applied, MAGIC XP creates a transparent, vapor-permeable barrier that repels moisture, helping surfaces stay cleaner and more resistant to stains. MAGIC XP chemically bonds with the surface, internally sealing the substrate. This allows water vapor to breathe out of the stone, while inhibiting moisture from penetrating the surface.
MAGIC XP penetrates immediately, deeply, and effectively, providing a long-lasting protective barrier for natural stone, pavers, tile, and grout. MAGIC XP inhibits algae, mildew, and efflorescence while protecting from water damage and corrosion. Surfaces treated with MAGIC XP will retain a natural appearance with no shine or gloss. For interior and exterior use.
FOR USE ON: Brick, Concrete, Shell Stone, Clay Pavers,Saltillo Tile, Limestone, Terra Cotta, Cast Stone, Grout Joints, and any other surface with a high level of porosity.

SURFACE PREPARATION:
Always be sure the surface is clean, dry, and free from any dirt, grease, oil, wax, or other contaminants. Read the entire label before using. Use only as directed. Always test on a small piece of material or a small inconspicuous area to determine suitability. Ensure the area is well ventilated. Ideal surface temperature should be between 60°F and 80°F. Product works best when it is the first substance applied to the surface, insuring proper penetration.
COVERAGE:
For very porous surfaces: 1st coat: 100-200 sq. ft./gallon. 2nd coat 250-400 sq. ft./gallon.
For average density surfaces: 1st coat: 200-300 sq. ft./gallon. 2nd coat 400-500 sq. ft./gallon.
For very dense surfaces: 1000 sq. ft./gallon.
APPLICATION INSTRUCTIONS:
MAGIC XP may be applied by roller, brush, sprayer, or another suitable applicator. Be sure surface is clean, dry, and free from any dirt, grease, oil, or wax. Apply sealer liberally, thoroughly wetting the entire surface area. Allow 30 minutes to dry and apply a second coat. Any sealer not absorbed completely in about 20 minutes should be wiped off with a clean rag and allowed to dry. Product cures completely in 24-48 hours. If MAGIC XP is used before grouting, it will function as a grout release, making grout cleanup easier.
FOR GROUT JOINTS: Apply to joints with small brush or squeeze bottle. Allow to soak for 5-10 minutes & wipe off excess.
STORAGE AND HANDLING
CAUTION: Highly flammable & combustible liquid and vapor. Do not handle until all safety precautions have been read and understood. Handling: Do not get in eyes, on skin, or on clothing. Do not breathe vapors or mists. Keep container closed and tightly sealed when not in use. Keep away from sources of ignition - No smoking. Take measures to prevent the buildup of electrostatic charge. Conditions for safe storage: Keep in tightly closed, properly labeled containers. Keep in a cool, well-ventilated place. Materials to avoid: Do not store with the following product types: Strong oxidizing agents, Explosives, Gases.
